As the name suggests, a buyer’s agent acts on behalf of the buyer in a real estate transaction. This is a key role in Anglo-Saxon markets. At Asergoi, we are also members of AEPSI, the largest association of buyer’s agents in Spain.

HOW MUCH DO BUYER'S AGENTS GET PAID?

Fixed fees are determined based on the time and complexity of each project. The fee will always be a fixed amount, but will range from approximately 1.5% to 3% of the total budget. You can find more information here.

What are the savings of hiring us?

The main objective of buyer’s agents is to negotiate the best offer for our client and ensure they don’t overpay. The purchase price will depend on several factors and the seller’s motivation.

On average, we likely achieve 5% savings compared to if the negotiation is handled by a private individual not specialized in the sector. This is based on:

Prior knowledge of the property being negotiated. We conduct a preliminary analysis before the first visit: average prices in the area, building condition, surroundings, analysis of the property’s potential, etc. During the visit, depending on the other party, we subtly point out areas for improvement in the building. If you’re not very reasonable in your communication, it can create a roadblock for both the real estate agent and, even more so, for the property owner.
Offers must always be supported by arguments. As professionals, we cannot engage in the auction and haggling without the most objective criteria possible.
Timing is crucial when making a purchase. We can assess the circumstances of both buyers and sellers to optimize the transaction timeline, which can sometimes result in savings for both parties.
We never discuss discounts; we focus on the fair price at any given time. Our precise knowledge of the cost and extent of the improvements gives us a competitive edge over individual buyers. Ultimately, hiring us is an investment with a significant return. Our fees are always within and more than justified by the client’s budget.

HOW LONG DOES IT TAKE TO BUY A PROPERTY?

This largely depends on the requirements and market conditions. We’ve found properties in a single day, but we’ve also had very specific assignments that require time and perseverance, yet we haven’t left a single assignment unfinished.
