We conduct a preliminary analysis before the first visit: average prices in the area, building condition, surroundings, analysis of the property’s potential, etc. During the visit, depending on the other party, we subtly point out areas for improvement in the building. If you’re not very reasonable in your communication, it can create a roadblock for both the real estate agent and, even more so, for the property owner.
- Offers must always be supported by arguments. As professionals, we cannot engage in the auction and haggling without the most objective criteria possible.
- Timing is crucial when making a purchase. We can assess the circumstances of both buyers and sellers to optimize the transaction timeline, which can sometimes result in savings for both parties.
- We never discuss discounts; we focus on the fair price at any given time. Our precise knowledge of the cost and extent of the improvements gives us a competitive edge over individual buyers. Ultimately, hiring us is an investment with a significant return. Our fees are always within and more than justified by the client’s budget.

This largely depends on the requirements and market conditions. We’ve found properties in a single day, but we’ve also had very specific assignments that require time and perseverance, yet we haven’t left a single assignment unfinished.
